A current owner title search is the best option for pre-tax auction properties, pre-foreclosure properties, by-owner purchase transactions and other situations in which the buyer wants to know about all outstanding judgments, liens and mortgages recorded against the property. Current owner title search is usually performed by property owners to check for clear title on the property. This kind of search is also used for a refinance.
We perform a current owner title search at the local courthouses, looking for municipal, state and federal liens, homeowner association liens, mortgages and judgments. We retrieve bankruptcy and tax status, as well as foreclosure summary information against the property, if there was one in the chain of title.
